Q: Do I have to sign a contract in order to work with LOGS Network law firms?
A: No. There is no contract to sign. You may use any or all of these firms without any minimum financial obligation or commitment.
Q: Do I have to send a certain number of cases to LOGS Network in order to use LOGS’ services?
A: No. The LOGS Network attorneys and trustees will accept any number of cases, no matter how small or large.
Q: How can I purchase an REO property through the LOGS Network?
A: All properties handled by LOGS REO Services are listed through a local real estate agent. All properties are required to be entered in the local listing database, which means the only way to purchase a property managed by LOGS REO is to contact a local real estate agent. REO properties are listed and sold based on their fair market value. Our responsibility includes exposing the property to the general public and obtaining the best possible selling price for our clients.
Q: What is the difference between a repaired and as-is sale?
A: All properties are analyzed to determine the best marketing strategy for the client. It is up to the client to decide if repairs will be completed or the property will sell "as is."  Buyers wishing to purchase a property "as is" can contact the listing agent and make an "as is" offer prior to the repairs being completed.
Q: What exactly are REO Services?
A: REO Services include both property management and closings in addition to other specialty services tailored to the needs of our servicing clientele. These services are offered as a package or individually. Please check the REO Services section for more information on each service.
Q: How do LOGS Network fees compare to other non-network attorneys?
A: For routine residential foreclosures or bankruptcies, the fees are typically charged at a flat rate and are within the guidelines established by HUD, VA, Fannie Mae or Freddie Mac. On conventional loans the usual fee is the current published Fannie Mae fee. These fees are the same among all firms that do this type of work.
Q: If I use a LOGS Network attorney, am I required to order title and appraisals through that firm?
A: No. Many servicers have existing relationships with other vendors and LOGS Network law firms and trustees will work with your vendor to provide timely and professional completion of the legal assignment. In some cases the firms may suggest you use particular vendors other than the ones you initially specify because in their experience they have found alternatives that provide better service.
Q: What is “default outsourcing”?
A: This term refers to any of a myriad of services that may be provided by LOGS Network, including management of the loans at the servicer’s place of business, referral assistance, tracking and reporting on active loans using our proprietary technology, or external management of your other vendor activities. Q: I have attorneys I like to use. How can they join LOGS Network?
A: One of the hallmarks of LOGS Network is our ability to provide consistent representation of servicers in all default related matters within the time frames established by the various industry investors and insurers. Any firm wishing to be included in the network must be able to demonstrate its ability to comport to these high standards, and adopt the necessary technology to assure its success.
